Do you need flood insurance in Zone X in Miami-Dade?

Zone X means FEMA did not map you as high-risk. It does not mean Doral streets never become canals. Miami-Dade rainfall ignores the panel. Lenders may not require flood in X. Surface water that enters the house is still flood — and still excluded from the HO-3.

What Zone X actually says

Moderate- or minimal-risk on the effective FIRM. It is a pricing input for NFIP, not a weather forecast. Palmetto Bay lots near canals and Doral parks with poor drainage both produce X-zone claims.

Preferred risk and private flood

NFIP preferred-risk style products and private flood markets often price X-zone buildings in a range households can stand. Waiting until the cone is on TV runs into waiting periods. Bind in the boring months.

HO-3 will not quietly pick this up

Homeowners excludes flood. Sewer backup is a different endorsement with small limits. You can have both in one storm. Buy both conversations in May.
