BOP vs. separate policies for a Doral storefront: when the package is enough

A Doral storefront wants one number and one renewal. A businessowners policy — BOP — is built for that. It packages general liability and commercial property, sometimes with business income. It is not a license to skip the parts a restaurant, a clinic, or a warehouse still needs. We will tell you when the package is the whole answer, and when it is only the start.

Who a BOP is for

Smaller occupancies with predictable liability and a four-walls property exposure: professional offices, many retailers, light service shops. Palmetto Bay professional suites and Doral flex spaces often fit. Roofing contractors, heavy manufacturing, and some auto trades often do not. The underwriter’s appetite is the product.

If your receipts, square footage, or class fall outside BOP eligibility, we build GL + property separately. That is not an upsell. It is the market you are actually in.

Property, wind, and a South Florida roof over a till

The BOP property section has to survive Miami-Dade wind underwriting the same way a house does: roof age, construction, flood as a separate decision, hurricane deductibles as a percentage. A pretty liability premium attached to a thin property form is a shop that cannot reopen after a storm.

Business income and extra expense are how you pay rent and payroll while the interior dries. We do not let you decline it silently. A two-month closure on 36th Street is a specific number. We can use your lease.

What the BOP still will not touch

Commercial auto, workers comp, professional liability (E&O), cyber, flood, and often employment practices. Liquor liability if you pour. Spoilage if you refrigerate. A salon’s professional and a café’s food-borne extras. We list the add-ons in the same email as the BOP quote so the cheap package does not feel complete when it is not.

If you deliver in a personal car, tell us. That is not the BOP. That is hired/non-owned auto or a commercial auto policy.

Lease requirements are the real underwriter

Landlords in Doral parks want to be additional insured, want waiver of subrogation, want a limit, want proof of property coverage on improvements. We read the lease exhibit. A BOP that cannot name them correctly will not get you the keys.

Bring the lease. Bring last year’s sales. Bring a photo of the roof if you are the one who insures it. Tenant vs. landlord responsibility for the shell changes the property limit.
