Art and wine in Brickell and Coral Gables: agreed value, humidity, and the HO-3 contents cap

Miami humidity is a conservation problem. It is also an insurance problem when a homeowners contents limit, already busy with furniture, is asked to stand in for a collection. We schedule art and wine on a floater with agreed values, breakage where it belongs, and a climate conversation that is more useful than a slogan about “the finer things.”

Contents coverage is a shared bucket

HO-3 personal property is for the household. Special limits and a deductible will not treat a $40,000 painting as a special object. A scheduled art floater will. We list pieces, values, and locations — Brickell condo, Coral Gables house, sometimes a Palmetto Bay study. If it moves between them, say so.

Blanket art coverage exists for collections that turn over. Scheduled is better when a few pieces are the collection.

Breakage, transit, and the installer

Some floaters include breakage; some exclude it unless endorsed. Wine has its own spoilage and temperature stories. A moving truck, a restorer, a loan to a show — transit is a different yes. We ask how the piece lives, not only what it cost.

If a third party hangs or stores the work, their contract may shift risk. We still want your floater. Other people’s insurance is not a plan.

Humidity, wine, and what is a peril

Gradual damp, poor air conditioning, and a slow cork failure are often maintenance or spoilage issues, not a sudden covered peril. A named-storm power loss that kills a dedicated cooler can be a different paragraph — if you bought spoilage or equipment breakdown where it applies. We will not promise that a home policy’s contents deductible is a cellar policy.

Photograph labels, keep invoices, log storage temperature if you are serious. Claims like documentation more than adjectives.

Condos, high-rises, and the master policy myth

The association’s master does not insure your art. HO-6 contents might, inside small limits. Schedule it. Loss assessment will not buy a new canvas. Brickell water claims from the unit above are exactly why we want a floater that does not argue with a $1,000 HO-6 deductible on a $25,000 work — the floater’s terms are cleaner.

How to open the schedule

A spreadsheet: artist or maker, description, value, date acquired, location. Photos. Start a collectible quote. An advisor will place art, wine, jewelry, and the home policy so they nest. English, Spanish, Portuguese. We have this conversation without theater. The collection can be modest. It still deserves a number.
